What LOD means for signage — and the data that travels with it
BIM-led signage is usually sold as a 3D model. The real value is two separate things most briefs never name: how developed the geometry is, and how much data each sign carries.
The short answer: BIM-led is two questions, not one — how finished is the geometry (its Level of Development, or LOD), and what does each sign carry beyond its shape (its data).
Get both right and a signage model stops being a picture. It becomes a working system: the same model drives coordination, fabrication, installation and, later, maintenance.

How finished is the geometry?
LOD is about reliability — not how detailed something looks.
Level of Development (LOD) describes how far a model element has been thought through — how much a downstream team can rely on it. It is defined by the AIA and detailed, element by element, in the BIMForum LOD Specification. It is not the same as Level of Detail: a sign can look highly detailed yet be unreliable as to size or position. Detail is how much you have drawn; Development is how much can be trusted.
In the UK and EU this sits inside the ISO concept of Level of Information Need (ISO 7817-1, within the ISO 19650 series), which also covers the data and documents a stage needs. LOD specifies the geometry within that wider frame — it does not replace it.

From a marker on a plan to a fabrication-ready family.
Applied to one sign, the progression is concrete:
- LOD 100 — a marker or reserved zone: a sign goes somewhere here. No real dimensions.
- LOD 200 — a generic block of roughly the right size and mounting type; dimensions approximate.
- LOD 300 — the specific designed sign: correct size, mounting height and exact position, measurable from the model. The realistic design-stage deliverable.
- LOD 350 — 300 plus interfaces: fixings, clearances and connection points, clash-checked against structure and services.
- LOD 400 — fabrication-ready: material build-up, fixings and cut-out artwork zones — everything a fabricator needs.
- LOD 500 — the installed, field-verified sign, carried into the asset model for operations.
Designers rarely model above LOD 300; 400 is fabrication-ready, often authored where we produce custom carriers. And LOD 500 is not better than 400 — it simply means as-built, field-verified geometry.
Geometry is half a model.
The information is what makes a sign useful.
LOD governs geometry. The information that makes a signage model commercially useful lives in parameters — and the load-bearing one is a unique reference number per sign, carried in Revit as the Mark and, in openBIM, as the Reference property of the IFC Pset_SignCommon. (The standard literally defines a sign — IfcSign — with a Reference field.) Each sign becomes individually addressable.
That single identifier turns the model into a system. One schedule, keyed on the reference, lists every sign with its type, size, material, mounting and location — a bill of quantities that updates with the model. The same schedule is the production inventory a fabricator sorts, costs and batches. On site, the reference is the install key: sign WF-014 on the location plan is WF-014 on the wall, and snags map to it. At handover, the as-built model and its data become the asset register (COBie / IFC) — every sign addressable for its whole life, not just on opening day.

From the first steps of a project our workflow is oriented toward the target Revit environment. Each sign is modelled in 3D and delivered as a dedicated RFA family, then distributed across the federated model — at the Level of Development the stage calls for, from LOD 100 coordination to LOD 400 fabrication-ready for custom carriers.
And every family carries its data: a unique reference number and structured parameters, so the same model drives coordination, production, installation and handover. That is what BIM-led means for signage — not a 3D picture, but a coordinated, data-rich model where every sign is an individually addressable object.

What is LOD in BIM?
Level of Development — how far a model element has been thought through, and how much a downstream team can rely on it. It runs from LOD 100 (a placeholder) through LOD 300 (designed) and LOD 400 (fabrication-ready) to LOD 500 (as-built). It is defined by the AIA and detailed by the BIMForum LOD Specification.
Is Level of Development the same as Level of Detail?
No. Level of Detail is how much has been drawn; Level of Development is how much can be relied on. A sign can look detailed yet be unreliable as to size or location. The two are easy to confuse and often used loosely.
Is LOIN (ISO 19650) replacing LOD?
Not replacing — nesting. Level of Information Need (ISO 7817-1, within the ISO 19650 series) defines all the information a stage needs: geometry, data and documents. LOD specifies the geometry part inside that frame, so the two are complementary, not interchangeable.
What LOD should a signage model be?
It depends on the stage. Design intent is realistic at LOD 300, coordination with structure and services at LOD 350, and fabrication-ready custom carriers at LOD 400. There is no single correct LOD — it is matched to what each stage and client need.
What is the sign's reference number for?
It is the thread that runs through the whole project. As the Revit Mark — and the IFC Pset_SignCommon Reference — a unique number per sign links the model schedule, the production inventory, the on-site install plan and the maintenance record, so the same sign is traceable from model to wall to facility management.
